Strategies for the reconversion of disused industrial heritage into public housing

Abstract

The housing crisis is one of the major challenges facing contemporary society, especially for vulnerable groups requiring access to affordable public housing. This issue, complex and persistent, lacks an immediate solution but opens possibilities for exploring alternatives that help mitigate its effects. In this context, abandoned industrial heritage within consolidated urban areas, a consequence of deindustrialization, offers a valuable opportunity. Repurposing these infrastructures for housing facilitates urban regeneration in the neighborhoods they inhabit and, additionally, preserves the historical, artistic, and cultural memory of these buildings.  Through an inductive methodology, several European case studies are analyzed, identifying effective strategies to adapt obsolete industrial structures to a residential scale. The five design strategies identified are: extending the street, dividing space, articulating voids, freeing the ground floor, and generating new centers. This analysis not only highlights unique tools but also formulates replicable actions for future interventions across different contexts, taking into account the particular characteristics of each intervention. The process promotes common cross-cutting goals focused on urban renewal, public housing development, and the preservation of existing industrial heritage, fostering sustainable urban growth that addresses the housing crisis, creates accessible and cohesive environments, and revalues industrial heritage.

Francisca Gual Ors, Universitat Politècnica de Catalunya (UPC), Departamento de Representación Arquitectónica, Escuela Técnica Superior de Arquitectura de Barcelona

Francisca Gual Ors (Mallorca, 1997). She studied at the Technical School of Architecture of Barcelona (UPC), obtaining the Bachelor’s Degree in Architecture Studies in 2021. Master’s in Architecture from the University of the Basque Country (UPV-EHU) in 2022. Doctoral candidate in the Architectural, Civil, and Urban Heritage and Rehabilitation of Existing Constructions program at the Polytechnic University of Catalonia since 2024. She has participated in research projects such as Vivienda Productiva or the development of her Bachelor’s Thesis in 2021, titled Charlotte Perriand: hacia una nueva concepción de los espacios de oficina destinados a la reunión y la atención al público. She combines academic work with professional practice as an architect at the VAUMM Arkitekturak studio. ORCID: 0009-0000-3373-8448

Iñigo García Odiaga, Universidad del País Vasco (EHU), Departamento de Arquitectura, Escuela Técnica Superior de Arquitectura de San Sebastián (DAGET)

Iñigo García Odiaga (Bilbao, 1977). He studied at the Technical School of Architecture of San Sebastián, obtaining the degree of architect in 2003. PhD from the University of the Basque Country–EHU, in 2019. Master’s in Land Management and Planning from UPV-EHU in 2006. He has worked as a professor in the Knowledge Area of Architectural Projects at the Donostia School of Architecture since 2018. Founding partner of VAUMM Arkitekturak, whose work has received various awards and has been included in multiple publications. He combines his teaching work with professional practice and research, having directed and coordinated several research projects such as Vivienda Productiva or Agrohiria: Alimentar la Ciudad. His doctoral thesis has been published under the title La Piel Mediadora by the journal Diseño: Cuadernos de Arquitectura y Urbanismo. ORCID: 0000-0001-6020-7968
